Matching a new floor to an older one is where on-site finishing matters most. We install the wood raw, then sand, stain, and seal it in your home. Stain samples go down on your actual floor, in your light, so you approve the color before anything is finished.

Refinishing and Restoring Original Hardwood

Many Park Cities floors are worth saving. Refinishing removes years of wear and gray, then rebuilds the finish with three to four coats. It is also a chance to change the color entirely, from a traditional brown to a lighter, more modern tone.

Floors that have been sanded many times may not have enough wood left above the tongue for another full sanding. This was a large project in Dallas TX, that involved replacing about 700 sq ft of maple hardwood floors due to water damage and refinishing the entire downstairs hardwoods and matching them to the exisiting upstairs hardwoods.  The water damage was more extensive than we thought and required replacing the subfloors down to the slab, waterproofing the slab and subfloors etc.  The maple stain is a dark stain which I understand is difficult to get right but they did a great job and we were very satisfied.  Jesse was very good with communications and we worked through some issues to make sure everything turned out great. The project took close to a month but they took care of moving the furniture out and back in again.

The living room and upstairs hardwoods were dull, and the kitchen and guest bedroom floors were a total eyesore. We called Texas Hardwood Flooring, where Jesse helped us take the entire space to the next level.

We started by revitalizing the original hardwoods. In my opinion, nothing beats the character of natural wood; the look and feel are both calming and sophisticated. Jesse was instrumental in helping us navigate the staining process. He walked us through different shades to find a tone that brightens the rooms by day, but feels warm and soothing when the sun sets and the lights dim.

For the kitchen and guest bedroom, we had a clean slate. We wanted an urban, "Amsterdam-inspired" energy that welcomed the spirit of the city into the home. Jesse and his team took our initial ideas and hit a home run—the brick tile herringbone they installed is, to this day, my favorite feature of the house.

The craftsmanship is undeniable. The transitions between the wood and tile are seamless, and the installation is flawless. Throughout the process, the team was professional, kept a clean worksite, and stayed perfectly on schedule. Can you match new hardwood to the original floors in an older Park Cities home?

In most cases, yes. We match the species and plank width, weave the new flooring into the existing layout, and finish it on site so the stain is built against your original floor. Where the floors connect without a threshold, we usually refinish the connected area so the whole space reads as one floor.

Should I refinish my original floors or replace them?

It depends on how much wood is left and the condition of the floor. Solid hardwood that has not been sanded too many times is usually worth refinishing. We measure and test during the consultation and give you a straight recommendation.

Do you work with designers and builders on new custom homes?

Yes. We regularly coordinate with designers and builders on whole-home installations, sampling stains on site so the finished floor matches the design exactly.

Should I choose solid or engineered hardwood?

Both are real wood. The decision usually comes down to plank width, door and cabinet heights, and budget. We review each room with you during the in-home consultation and recommend what fits best.
